What an investment in Malta looks like on GEXCAP
Each investment offer on GEXCAP is tied to exactly one property in Malta. A vehicle owns the property; investors hold units in the vehicle. The issuer — GEXCAP or the property’s own owner — sets the total number of units, the unit price, the minimum ticket and the share of the property on offer. Those terms are published with the offer and do not change during the round.
The numbers you see
Every property on the platform carries the same set of precomputed figures: the asking price, the gross and net rental yield, the estimated mortgage payment at the stated rate and term, the monthly cash flow after costs, and the cash-on-cash return. They are computed from a single shared formula so that two listings can be compared on the same basis. Where a figure cannot be computed — a neighbourhood score with no data source, an analysis that has not run — the page says so instead of showing a placeholder.
How a subscription works
- You sign in with a one-time code sent to your email, or with Google.
- Identity verification is required before you can hold units.
- You choose a number of units; the amount is the units multiplied by the round’s unit price and must reach the minimum ticket.
- GEXCAP issues a unique payment reference and shows the issuer’s bank account. You pay by bank transfer. The platform never holds the money.
- Once the payment is reconciled, the units are recorded in the register of the vehicle.
Malta specifics
Malta has its own rules for property: freehold, perpetual and temporary emphyteusis (ċens), no annual property tax, and a two-step purchase process in which the konvenju (promise of sale) precedes the final deed before a notary. GEXCAP records the tenure and the ground rent of each property, and shows the years remaining on a temporary emphyteusis, because they change what the asset is worth.
Risk
Property values can fall, tenants can leave, and costs can rise. Units in a property vehicle are illiquid: a redemption request is queued and honoured when the vehicle’s reserve allows it, not on demand. An offer can also fail to reach its target.
