Investors in Malta for your property

If you own a property in Malta and want to bring in investors, GEXCAP lets you list it as an investment offer yourself. You set the terms, the platform computes the numbers investors will see, and subscriptions are paid directly to the bank account you name.

How listing works

Sign in and open “List a property”. The form asks for the property itself — address, locality, type, tenure, size, energy rating, ground rent — the financial inputs, the offer terms, and the bank account that will receive subscriptions. When you publish, GEXCAP creates the listing, computes its metrics, opens the vehicle and the first offer round, and your property appears among the open offers.

What investors will see

Investors see the same page as for every other listing: price, gross and net yield, mortgage and cash flow at the assumptions you entered, the tenure, and the offer terms. Scores that depend on data GEXCAP does not have for your property — neighbourhood, schools, walkability — are shown as neutral and labelled as not yet assessed, rather than invented. An analysis tab that has not run says so.

Money and responsibility

Subscriptions are paid by bank transfer directly to the account you provide, each with a unique reference. GEXCAP never holds the funds. You are the issuer: the accuracy of the figures you enter, the documents you provide and the obligations to your investors are yours. Identity verification and holder eligibility are checked by the platform before any units are recorded.

Investment projects in Malta

Residential, commercial and land properties can all be listed. The listing is public once published, is included in the platform’s search and map, and can be reached directly from a QR code that encodes its reference.

Frequently asked questions

Who can list a property?

Any signed-in user can post a property they own as an investment offer. The listing is created under your account and you are named as the issuer.

Does GEXCAP take a fee from investors’ payments?

Payments go directly from the investor to the issuer’s account, for exactly the number of units multiplied by the unit price. GEXCAP never holds the funds.

Can I edit the offer after publishing?

The price per unit is fixed for the duration of an offer round. Changing terms means opening a new round.

Where does the property appear?

In the open offers list, in search and on the map, and at its own address /p/{reference}, which is what the QR sticker encodes.
